A superb PERIOD COTTAGE which stands at the heart of the village. Sympathetically extended in recent years to provide both charming and characterful spaces, alongside an incredible OPENPLAN KITCHEN made for modern living.

The cottages façade is deceptive, with the accommodation being both spacious and immaculately presented.

4 BEDROOMS, 3 BATHROOMS, LIVING KITCHEN and 3 RECEPTION ROOMS in all providing 2243 FT2 of accommodation, with stunning outside entertaining area, opened directly onto via bi-folding doors from the kitchen space.

SITUATION

‘The Langtons’ are a collection of five villages, approximately 4 miles to the North of Market Harborough, that share a strong community ethos, centered around the well-regarded primary school in Church Langton itself and via events such as the ‘inter-Langtons’ cricket matches that take place every year on the cricket pitch in East Langton. Tur Langton is home to the popular public house and restaurant ‘The Crown’, and a thriving rural community business center ‘The Manor’ that includes a café, gift shop, hairdressers and fitness center, amongst other small businesses. St. Andrew’s Church also provides a strong village community hub and is a rare example of a Victorian red brick-built building. At the time of the 2011 census there were 315 residents living in 107 households, with a mix of good quality housing stock of differing ages, styles and sizes, with several listed buildings. Nearby Market Harborough has extensive facilities, and a range of boutique shops, restaurants and bars.

SCHOOLING

There is a wide selection of state and independent schooling in the area including the local Church Langton CE (Aided) and Great Bowden Primary Schools. Preparatory schools are at Spratton and Stoneygate (Great Glen). Secondary schooling is available locally at Market Harborough, Kibworth and Uppingham, whilst notable private secondary schooling options are available at Leicester Grammar School (Great Glen), Uppingham School, Oakham School, and Leicester High School. Buses run through the village to a number of these schools.

TRANSPORT LINKS

There is a regular bus service through the village into Market Harborough where the train station offers access to London St Pancras from 55 minutes, making the area an excellent location for those wishing to travel regularly to London for leisure or work purposes. Leicester and Peterborough are easily accessible via the A47, and the M1 and the M6 providing access to London, Birmingham and East Midlands airport.

GROUND FLOOR to rear of house

Primarily entered to the side of the property, the spacious ENTRANCE HALL gives way to both the LIVING ROOM to the front of the property and to the LIVING KITCHEN to the rear. The KITCHEN has been fitted by ALEXANDER LEWIS with bespoke cabinetry, granite work surfaces, double Belfast sink, space for range cooker, dishwasher, space for American style fridge / freezer and wonderful central island. The room steps up to a magnificent DINING AREA with bespoke cabinetry to one side and bi-folding doors to the other that open directly onto the outdoor entertaining patio area. The tiled floor of the kitchen and dining area gives way to a wooden floored and panelled wall LIVING AREA, with its own set of French doors to the outside and staircase rising to the first floor and GUEST BEDROOM 4. Off of here is the UTILITY ROOM also fitted by Alexander Lewis, with door to the side of the property and W.C.

GROUND FLOOR to front of house

To the front of the house are two characterful RECEPTION ROOMS. The first has windows to the front and rear, with recently fitted log burning stove in stone surround. This room opens onto the OFFICE or SNUG and completes the ground floor accommodation.

FIRST FLOOR

The staircase from the entrance hall rises to a spacious first floor landing from which 3 of the 4 bedrooms can be accessed. The PRINCIPAL BEDROOM has windows to the side and rear, with fitted wardrobes and then steps up into a fantastic DRESSING ROOM, carrying on through into ENSUITE BATHROOM with bath and shower. BEDROOM 2 has windows front and back and fitted wardrobes; BEDROOM 3 is another well-sized double to the front of the house and both are served by the independent FAMILY BATHROOM. The staircase from the living area to the rear of the house rises to an independent GUEST BEDOOM 4 with its own ENSUITE SHOWER ROOM.

To the side of the property a secure gated access gives way to a wonderfully private entertaining area that is opened onto via bi-folding doors from the living kitchen, so also providing for a safe play area for young children where they can be observed.
